What is the best move-in and move-out inspection app for a property manager?

For a manager who walks the unit with the tenant, needs the move-out photos beside the move-in ones when a deposit is disputed, and wants the damage to reach a vendor, a phone-first app with comparison and work orders is the fit, and Sitesui is built for that. If you want tenants to do their own move-in inspection with automated reminders, RentCheck is the better pick; if you want 360° photos, zInspector has them and Sitesui does not.

How it works

  • Walk the unit with the built-in move-in template; it runs in the phone's browser, iPhone or Android, and keeps working offline.
  • Each item gets a rating and stamped photos; the tenant signs on the glass at the end, or from a signing link on their own phone, and a signed copy is emailed to them.
  • At move-out, walk the matching move-out template; Compare shows each item beside its move-in rating and photos, and the PDF carries both sets.
  • Rate an item Poor and it becomes a work order to the vendor's trade with the photo attached; the vendor answers from a link with no login.
  • Share the report link with the owner or the tenant; they open it without an account.

What it doesn't do

  • There is no tenant-only inspection link: a tenant who walks the unit alone needs a member seat, and nothing reminds them to finish.
  • No 360° or panorama capture.
  • Comparison pairs the same template items; an item renamed between move-in and move-out does not pair.
  • Deposit rules vary by state; the report is evidence, not legal advice.
