Sitesui · HOA & associations
HOA inspection software that proves every community was walked.
The board meeting is Thursday. Walked, findings chased, violations documented — and the board can see it. Sitesui is built around the association: the same walk every month, a link the board opens instead of a binder, work orders your vendors answer from a link without an account, violation notices the homeowner answers by QR. Priced per management company, not per door.
If Sitesui hasn't earned its place in your first 30 days, tell us and we refund that payment in full.

How it works for you
A day with Sitesui
Walk it on the cadence
The HOA / common-areas template (landscaping, roads and sidewalks, lighting, clubhouse, pool and spa, playground, courts) on the cadence guide's schedule — monthly, quarterly, annual. Photos on every finding, stamped with time and place. Offline in the pump room.
Brief the board without a binder
One client-wide link per association: every property, every report, newest first, no login. Business removes the Sitesui name so the page is your firm's. The status slide writes itself from the open work orders.
Fix it by Thursday
A Poor becomes a work order to the landscaper or the pool company with the photo attached, sent by email with a link; they answer “done” with a photo from their phone. Violation notices print with a QR the homeowner replies from, so the follow-up lands on the record.

When it matters
The moments this is built for
The board meeting is Thursday and wants the common-area report
An association manager with four communities, a board that reads everything, and a walk from two weeks ago that lives in a binder.
The annual meeting is next month and owners will ask what the dues bought
A community manager with an annual meeting on the calendar, a president who wants a year-in-review slide, and owners who remember the pool gate that stayed broken in July.
A homeowner says the violation notice is wrong
A manager with an angry email, a hearing request, and a notice that went out after a drive-by three weeks ago.
A storm went through the community last night
A manager at seven in the morning with a fallen tree across a parking lot, three homeowner emails about the clubhouse roof, and an insurance carrier who will want photos.
The reserve specialist is coming to walk the components
A manager whose board approved a reserve study update, with a specialist booked for one morning and a component list from five years ago.
The insurance adjuster wants photos from before the loss
An owner or manager after a burst pipe, with an adjuster asking what the ceiling looked like in March and a policy that pays on condition, not on memory.
A new inspector starts Monday
A manager who has hired someone good, has no time to train them, and knows the first month's reports will be read by owners.
Founding firms
Founding partners: we build your first community, you judge it on a real walk
Send your checklist and community list; we set the workspace up and you run one real walk on it. If it is not better than what you do today, walk away. If it is, the first 10 management companies in New Jersey and the Northeast keep the Business plan free for as long as they use it — unlimited associations and managers, priority support — for honest feedback, a named case study and a reference call when a peer asks. No contract; leave whenever you like and take your data.
10 firms, then the offer closes. Applications read by the founder, answered within a business day. 1 of 10 taken.
Questions
HOA & associations: what people ask
Can several community managers work in one account?
Yes — Business includes unlimited managers in one workspace, each with their own login, and every association's history is shared. Filter by association, by manager, or by what is overdue.
Is it priced per door or per association?
Neither. $99/month per management company on Business, however many associations you manage. An association counts as one property; its homes count toward the 5,000-unit ceiling only if you add them to Sitesui as units, which a common-area walk does not need.
How do boards see the reports?
A client-wide link per association opens every property and every completed report in the browser — no account, no password, revocable. On Business it carries only your firm's name.
How do we handle violations?
The covenant / violation drive template records each violation with a photo and the rule; the violation notice prints with a QR code the homeowner scans to reply (fixed, with a photo, or a question), and the reply lands on the same record. Certified mailing is yours to do; the notice is the document.
Does it integrate with CINC, Vantaca or TOPS?
Not natively. Properties come in by CSV (the export from any of them) and completed walks and work-order events go out by webhook. We would rather say that plainly than sell a connector that does not exist. The comparison pages for Vantaca, CINC Systems and TOPS say what each of them does better.
How do residents report a broken gate or a light out?
A QR poster in the clubhouse, per-area stickers at the pool and the mail room, or a link on the community site: no app, no login, optional name. It lands in your queue one tap from a work order, and the resident gets a receipt and the outcome if they left an email.
