When…

The homeowner walkthrough is Friday and the trades are behind

A builder's superintendent with a closing date, a homeowner who will find everything, and six trades who answer texts, not emails.

What goes wrong

  • The punch list is a photo of a legal pad.
  • The painter says the touch-ups were done; the homeowner's phone says otherwise.
  • Item 14 gets fixed twice and item 9 never.

What to do now

  1. 1

Walk the unit today with the punch-list template, one item per defect, photo on each.

  2. 2

Every item becomes a work order to the trade responsible, emailed with a link (or copy the link into your own text); they mark it done with a photo from their phone, no account.

  3. 3

Friday: walk with the homeowner on the same list; they sign on the glass and get the link.

  4. 4

Reopen to amend when the second walk finds two more; the link keeps serving the current version.

What they end up holding

The homeowner gets a signed, dated list with photos of every fix; the trades get one link each instead of a phone call.
