What is the difference between an HOA inspection and a home inspection?

A home inspection is an inspector's report on one house for a buyer, usually before a sale; an HOA inspection is the association's own walk of its common areas, or of lots against its rules, done by the manager or the board on a schedule. They answer different questions: what is wrong with this house, versus what the association needs to fix or enforce.

How it works

  • A home inspection covers one structure's systems: roof, structure, electrical, plumbing, heating and cooling.
  • An HOA common-area inspection covers what the association maintains: roads, amenities, landscaping, building exteriors, drainage.
  • A violation drive checks each lot against the governing documents, from the street.
  • Sitesui runs the HOA walks; its inspector templates also suit an independent inspector's own reports.

What it doesn't do

  • Sitesui is not an inspection service; nobody from Sitesui inspects anything.
  • An HOA walk does not replace a reserve study, an engineer or a code inspection.
