What should an HOA common-area inspection include?

Grounds and landscaping, roads, sidewalks and drainage, lighting and signage, the clubhouse, pool and spa, playground and courts, fencing and gates, mail and trash areas, and life-safety equipment — the same route every month so the board can compare. The built-in HOA / common-areas template has each as a section with the items under it.

How it works

  • Start the walk with the HOA / common-areas template; add your community's specifics (dog park, dock, gatehouse) once and they stay.
  • Rate each item Good / Fair / Poor with a photo on anything less than Good.
  • Complete: the board's report has the findings first, the photos, and the open work orders.
  • Amenities in season (the pool) get their own template and a tighter cadence.

What it doesn't do

  • The template is a practical checklist, not your state's statute or your CC&Rs — add the items your documents require.

Which plan

Free

The template is on Free; running it across many associations with a team and vendors is Business at $99/month per management company.
