During a walk, rate an item Fair or Poor and tap Create work order (or Send to … when a vendor matches the trade). The note and photo come along; Poor starts as High priority, Fair as Medium. Later leaves it for after the walk.

From Work orders → New: title, property, trade, priority (Low, Medium, High, Urgent), who it's assigned to, the vendor, a due date, who reported it, a cost and a description. With no due date, the priority sets one: Urgent 1 day, High 3, Medium 7, Low 14. A resident report has its own Create work order button.

Work orders shows To do first or By status: Open, Needs approval (a vendor's quote over the amount you set), In progress, On hold, Completed, Cancelled. Export CSV follows the filters on screen.

Mark done asks what was fixed; a job that came from a walk needs a note or a photo before it can close. The finding on the walk then shows the before and after photos.
- 5
Done is not verified. A completed job reads *Done · not verified* until someone taps Mark verified, with a follow-up inspection if you want one. When a vendor marks it done, a resident who reported it is told it's being checked; *fixed* goes out when you verify it, or at once when your team marks it done.

Overdue jobs are emailed once a day to whoever created it, the assignee, the property's manager and the region's managers; each can turn Overdue escalation off under Settings → Notifications.
Creating and updating work orders needs Pro or the trial; on Free the list is read-only and the export still works. The PDF report shows the findings, not the repair: the fix is recorded on the work order and the walk.
