Sitesui · Work order software
Work orders for the fixes a walk finds. Not a maintenance department in a box.
In Sitesui a work order is the second half of an inspection: the finding's photo, note and location come with it, a vendor works it from a link, and someone checks it was really fixed. It is not a CMMS: there is no asset register, no parts inventory, no meters and no purchase orders. If those are what you need, this page says so before you sign up.
If Sitesui hasn't earned its place in your first 30 days, tell us and we refund that payment in full.

How it works for you
A day with Sitesui
From the finding, not a blank form
Rate an item Poor on a walk and tap Create work order: the photo, the note and the property come along. A resident's QR report becomes one the same way. You can also raise one by hand from the Work orders page.
Priority, due date, vendor
Each order has a trade, a priority (urgent, high, medium, low) and a due date filled from your workspace's days per priority. Dispatch it to a vendor, who opens it from a link in their email with no account, accepts, sets a date, adds photos, sends an invoice and marks it done.
Done, then verified
Done is the vendor's word; verified fixed is yours, optionally against a follow-up walk. Overdue orders are stamped late and emailed. A job that repeats, like gutters every six months, can be made recurring on the property and is raised again to the same vendor.

What changes
The outcomes
- A finding reaches a vendor without anyone retyping it
- Vendors are never seats: they work from a link, with the photos attached
- A vendor's price comes back on the work order, and over an amount you set it waits for your approval
- Done and verified fixed are two different states, and the property's history keeps both
Questions
Work order software: what people ask
Is Sitesui a CMMS?
No. There is no asset register, no meters, no parts inventory and no purchase orders, and preventive maintenance is not scheduled per asset. A work order can repeat on a property every few months, which covers the gutters and the fire extinguishers, not a plant room. If you maintain equipment, a CMMS such as MaintainX is the better fit, and Sitesui can be the inspection layer next to it.
Can I create a work order without an inspection?
Yes, from the Work orders page. Most start from a finding or a resident's report because that is where the photo and the location already are.
Do vendors need an account?
No. The vendor gets an email with a private link to the job and works it from their phone: accept, set a date, add photos, send an invoice, mark it done. Reassigning the job kills the old link. Texts from Sitesui are paused while our number finishes carrier verification, so links go by email.
Which plan are work orders on?
Pro and up: $29/month for the whole workspace, with vendor dispatch, quotes and resident reporting. Every new workspace has them during the trial. Free shows what the button would do.
Does it sync with my property-management system?
Not natively. Work orders export to CSV, and opened, completed, invoiced and paid work orders fire signed webhooks you can point at Zapier, Make or your own system.
