How it works
- A work order starts from a finding (photo, note, location) or from a resident's QR report — you do not type it up.
- It is sent to a vendor as a no-login link; they accept, give a date, add photos and mark it done. Reassigning a job kills the old link.
- Staff mark it verified fixed, optionally against a follow-up walk, so 'done' and 'checked' stay different states.
- Overdue work orders are listed on the Overview and reminded by email; every step is on the property's history.
What it doesn't do
- Work orders exist to close findings from inspections and resident reports, not to run a maintenance department: no asset register, meters, parts, purchase orders or per-asset preventive schedules.
- A work order can repeat on a property every few months; that is the whole of the scheduling.
- Vendor texts are paused until our toll-free number is approved; links go by email.
