Sitesui · New Jersey associations

HOA inspection software for New Jersey management companies, made in Sparta.

Since January 2024, New Jersey law has asked more of association boards: a capital reserve study that analyzes the physical status of the common areas, redone at least every five years, and for condominium and co-op buildings of concrete, masonry or steel, a structural inspection by a licensed engineer. Sitesui is the software your managers walk the communities with between those visits, so the board has a dated, photographed record and every finding has a work order. It does not send inspectors, and it does not replace the engineer or the reserve specialist the law names.

How it works for you

A day with Sitesui

1

Walk the components the reserve study asks about

Roofs, paving, balconies, garage decks, pool equipment, lighting, fencing: one item each on the HOA / common-areas template, rated with a photo, on a monthly or quarterly cadence. The property's history shows how each one has aged, and the PDFs and photos go to the reserve specialist or engineer you hire. The study and its 30-year funding plan stay theirs.

2

See damage the day it is found

In a building the law covers, observable damage to the primary load-bearing system, which includes the foundation and attached balconies, calls for a structural inspection within 60 days. A Poor on a balcony slab or a garage column reaches the manager with its photo and time the day the walk finds it, not at the next board meeting. Whether it is structural is the engineer's call.

3

Brief the board, fix the rest

Each association gets one link the board opens without an account: every walk, every report, newest first. Findings that are not the engineer's go to the landscaper, the paving contractor or the pool company as work orders by email with a link, and stay open until the manager checks the fix.

Questions

New Jersey associations: what people ask

What does New Jersey's 2024 structural integrity law ask of associations?

Two things, in P.L.2023, c.214, signed January 8, 2024, and amended by P.L.2025, c.132. First, every association of a planned real estate development with at least $25,000 in common-area capital assets must have a capital reserve study, performed or overseen by a reserve specialist credentialed through the Community Associations Institute or a New Jersey licensed engineer or architect, including an analysis of the physical status of the common-area components and a 30-year funding plan, conducted and reviewed at least once every five years. Second, a residential condominium or co-op building whose primary load-bearing system is concrete, masonry, steel or a hybrid needs a structural inspection by a New Jersey licensed engineer: within 15 years of its certificate of occupancy or 60 days after observable damage to that system, whichever comes first, and later at the interval the engineer's report sets. Frame-built buildings and single-family homes are excluded from the structural part. This is a summary, not legal advice; your association's attorney has the final word.

Does Sitesui do the structural inspection or the reserve study?

No. The law gives the structural inspection to a licensed engineer and the reserve study to a credentialed reserve specialist, engineer or architect, and Sitesui is neither. It is the software your managers use for the walks in between, and the record those walks leave is what you hand the professional when they arrive.

Does Sitesui send an inspector to our communities?

No. Sitesui is software, not an inspection firm. Your community managers, your maintenance staff or an inspector you hire do the walk on a phone; Sitesui makes the report on completion and turns each finding into a work order.

Where is Sitesui, and how do we reach you?

Sitesui is based in Sparta, in Sussex County. Call (833) 722-4540, and if nobody picks up, leave a message and the founder calls you back; or email hello@sitesui.app. The first community can be set up for you by email, and there is no onboarding call to book.

Do you only work with firms near Sparta?

No. Sitesui runs in the browser on any phone, so a management company in Bergen, Morris, Passaic, Warren or Sussex County, or anywhere else in New Jersey, uses the same product the same day. Nobody needs to drive out to set it up.

Will you set up our first community for us?

Yes, by email and free: send the firm's name, the communities you manage and your checklist at /setup, and the workspace is built for you — the checklist as a template, each community as a property. Sussex, Morris and Warren counties are an hour's drive from Sparta; everywhere else it is the same setup by email the same day. There is no onboarding call to book.

What does it cost a New Jersey management company?

$99/month per management company on Business, however many associations you manage, with unlimited managers. Not per door and not per association. If Sitesui hasn't earned its place in your first 30 days, tell us and we refund that payment in full.
