A tenant is disputing the security deposit

A property manager with a move-out report from three weeks ago, a tenant's email quoting the statute, and a hearing date if this goes badly.

What goes wrong

  • The move-in photos are on a phone that left with the last inspector.
  • The move-out report says “carpet stained” with one photo from the doorway.
  • Nobody can say what day the photo was taken or that it was that unit.

What to do now

  1. 1

Open the move-out inspection and tap Compare: every item sits beside its move-in rating and photos, same unit, same template.

  2. 2

Export the evidence ZIP — every original photo with the time it was taken and where the inspector stood.

  3. 3

Share the report link with the tenant (30 days, or set it to never expire) so both sides are looking at the same pair of pictures.

  4. 4

Next unit: mark the items that matter photo-required in the move-out template, so the walk cannot complete without the close-up.

What they end up holding

The tenant gets a link to the same evidence you have — the room, the damage, the moment — which is usually where the dispute ends.
