Who provides field inspections in Sparta, NJ, and does Sitesui send inspectors?

Sitesui does not send inspectors: it is the field inspection software that community managers, property managers and independent inspectors use on their own phones, so the person who walks is your staff or the inspector you hire. Who to hire depends on the inspection, because New Jersey licenses some of them: a home purchase needs a licensed home inspector, and the structural inspection of a concrete, masonry or steel condominium or co-op building needs a licensed engineer.

How it works

  • A home purchase: New Jersey requires a license to perform a home inspection for pay, issued through the state's Home Inspection Advisory Committee.
  • A condominium or co-op building's structure: a New Jersey licensed engineer, under the 2024 structural integrity law (P.L.2023, c.214).
  • An association's capital reserve study: a reserve specialist credentialed through the Community Associations Institute, or a New Jersey licensed engineer or architect.
  • Routine common-area walks, move-ins, move-outs and vendor follow-up: usually your own manager or maintenance staff, and that is the walk Sitesui is built for; the report is ready on Complete and each finding becomes a work order.

What it doesn't do

  • Sitesui is not an inspection firm and does not send or recommend inspectors, in Sparta or anywhere else.
  • It does not perform or certify a structural inspection or a reserve study; those reports come from the licensed professional.
