CINC Systems alternative
Sitesui vs CINC Systems
CINC runs association accounting, the portal, board packets and violations. Sitesui runs the common-area walk, the board-ready report and the vendor's repair.
How this comparison was made. CINC Systems’s pricing model, strengths and limits were read from their own site on 2026-10-06; we have not used their product as a paying customer. The Sitesui column comes from our pricing page and product as they are today. Where this page says what fits whom, that is our reading, not a fact about them. If something here is out of date, email hello@sitesui.app and it is corrected, with the date.
About CINC Systems
CINC Systems is community association management and accounting software for management companies: budgeting and accounting, compliance and community administration, the CINC Connect portal for boards and residents, board packet generation, architectural requests, invoice processing, and a manager app for violation inspections and work orders in the field, with photos attached to violation letters or emailed to vendors.
No prices on their site; the pricing page leads to booking a demo, and there is an ROI calculator. Check with them for current terms.
Where CINC Systems is strong
- A full association-management and accounting platform, with the board and resident portal, which Sitesui is not
- Board packets generated from the same system that holds the budget, the delinquencies and the minutes
- Violation inspections and work orders from the manager's phone, escalated or closed in the same record as the homeowner
Where Sitesui fits better
- A common-area walk on a cadence — landscaping, lighting, pool, playground, buildings — rated with photos, and a branded report the board can read the moment the walk is complete
- Findings become work orders in one tap; the vendor answers from an emailed link with no login and closes the order with a photo, so the packet shows what was fixed, not only what was found
- Homeowners report common-area problems by QR into the same queue, between walks
- Self-serve and flat per company: free to start, no demo, unlimited associations on Business
Pick CINC Systems if: You are choosing the system that runs your associations' accounting, portal and board packet, or CINC's manager app already gives your board the condition record it asks for. Sitesui does no accounting, dues, portal or board packet of the financials and has no CINC sync; it adds the physical walk and the follow-through next to CINC. Common questions
Does Sitesui integrate with CINC?
Not natively. Associations come in from a CINC export saved as CSV; completed walks and work-order events go out as signed webhooks (Pro and up) to Zapier, Make or your own system. Nothing syncs back into CINC's violations, work orders or board packet on its own.
CINC already makes board packets. Where does Sitesui fit?
CINC's packet carries the financials and the business of the meeting. Sitesui's report is the physical side: what the common areas looked like on the walk, with photos, and which findings the vendors have fixed. Managers attach the Sitesui PDF or send the board its link alongside the CINC packet.
What does it cost a CINC firm to try?
Nothing to start: every workspace gets 14 days of Business from its first real inspection, no card, and Free after that. Business is $99/month for the whole firm, not per association or per door. If Sitesui hasn't earned its place in your first 30 days, tell us and we refund that payment in full.
