Buildium alternative

Sitesui vs Buildium

Buildium's inspections run in a separate HappyCo-powered app inside a full property-management system. Sitesui is inspection-first: branded reports, signatures, work orders and resident QR reporting, flat per company.

How this comparison was made. Buildium’s pricing model, strengths and limits were read from their own site on 2026-09-29; we have not used their product as a paying customer. The Sitesui column comes from our pricing page and product as they are today. Where this page says what fits whom, that is our reading, not a fact about them. If something here is out of date, email hello@sitesui.app and it is corrected, with the date.

About Buildium

Buildium is property-management software for residential portfolios and associations: accounting, leasing, rent collection, tenant screening, maintenance, and owner and resident portals. Its inspections are “Inspections by HappyCo”, a separate mobile app powered by HappyCo whose finished reports sync back into Buildium.

Plans are priced monthly and rise with the size of the portfolio. On the entry plan the inspections add-on carries its own setup fee and monthly charge; on the two higher plans it is included. There is a free trial with no card. Check their pricing page for the current numbers.

Where Buildium is strong

  • A full property-management system (accounting, leasing, rent collection, screening, portals), which Sitesui is not
  • Finished inspection reports land in the same system as the lease, the ledger and the work order
  • Library and custom templates, offline capture, and work orders created from a finished report

Where Sitesui fits better

  • Inspection-first: the walk, the branded report, e-signatures and move-in against move-out on the same items are the product, not a module
  • One flat price per company, metered by properties rather than units; free to start with no card and no demo
  • A finding becomes a work order in one tap during the walk; vendors work it from a link with no login, and residents report between walks by QR into the same queue
  • The same workspace runs walks that never touch a rent ledger: punch lists, store walks, facilities rounds

Pick Buildium if: You are choosing a property-management system, or your Buildium plan already includes inspections and the HappyCo-powered app does what you need. Sitesui does not replace Buildium's accounting, leasing or rent collection, and it has no Buildium sync; it runs next to it. Product details and pricing for other tools change — check their site for current specifics. This page describes Sitesui precisely and other products in general terms.

Common questions

Does Sitesui connect to Buildium?

Not natively. Properties come in by CSV: export them from Buildium and drop the file on Properties → Import CSV, where columns are mapped and duplicates skipped. Completed inspections and work-order events go out as signed webhooks to Zapier, Make or your own endpoint (Pro). There is no two-way sync of units, tenants or work orders.

Do I need Sitesui if I already use Buildium?

Not if the inspections that come with your plan are enough. Sitesui is for the firm where the walk is the job: a branded report an owner or a board signs, move-in against move-out on the same items, findings dispatched to vendors from the walk, and residents reporting by QR in between. It sits next to Buildium, never instead of it.
