Parking lot inspection checklist

Where people trip, where cars scrape, and where the water goes. Parking areas get looked at when something goes wrong: a fall at a curb, a car in a pothole, a dark corner. This is the built-in parking lot and garage template — pavement, signage and access, lighting, and for a garage the deck itself — walked on a schedule and photographed, so repairs are planned instead of discovered.

How to run it

Three passes, in walking order

1

Pavement and drainage

Potholes, cracks, curb and wheel-stop trip hazards, faded striping, ponding and catch basins after rain.

2

Signs, access and light

Accessible spaces and ramps, fire lanes, towing and speed signs, gates, every light pole, and the dark spots between them. Walk it once after dark.

3

The garage deck

Cracks, spalling and exposed rebar, leaks from above, stairwells, fans, sprinkler piping, call boxes and clearance signs.

The checklist

Parking lot & garage

Pavement, striping, lighting, drainage and signage outside; the deck, stairs and leaks in a garage — each with a photo.

Want a reminder to run it again?

The download needs no address. If you'd like one email on the day it's due again, leave it here; that's the only email unless you tick the box.

When not to use it

  • — Snow events — use the snow removal verification template.
  • — The rest of the building exterior — use exterior & grounds.

What goes wrong

  • — Walking only in daylight and missing the lights that are out.
  • — Photographing a crack without anything in frame to show its size.

What this is not

A manager's visual walk. It is not a structural engineering assessment, an accessibility compliance review or a fire-protection inspection.

Questions

Parking lot & garage: what people ask

Is this a structural inspection of the garage?

No. Parking structures are assessed by a structural engineer, and some places require it on a schedule. This walk records what a manager can see between those assessments.

Does it check accessibility compliance?

It checks that accessible spaces, signs and ramps are there and in good repair. Whether they meet the applicable accessibility standards is a question for a qualified reviewer.

How often should we walk it?

Monthly or quarterly for most sites, and after any major storm or freeze-thaw season.
