HOA amenity inspection checklist

The places homeowners judge the board by, walked monthly. Nobody emails the board about the retention basin; they email about the pool gate, the treadmill and the playground mulch. This is the built-in amenity template — the visible, used, complained-about places, walked on a cadence with a photo of each — so the Thursday board packet has answers before the questions.

13 items in 5 areas · the built-in “Amenity inspection” template, as it ships

How to run it

Three passes, in walking order

1

Pool and gate

Self-closing, self-latching gate; fence intact; deck, ladders, drains, signage, life ring and hook, the chemical log the operator keeps. Photograph the gate latching.

2

Clubhouse, fitness, mail

Doors and locks, lighting, restrooms, equipment condition and safety clips, mail kiosk and parcel lockers.

3

Playground and grounds

Surfacing depth, hardware, sharp edges, signage; benches, lighting, trash. Rate Poor and the work order goes to the vendor with the photo.

In the app an item can also answer as pass/fail, done/not done or a number, and any Fair or Poor item becomes a work order in one tap. The PDF prints the checklist as shown, with a notes line per item and a signature block.

Want a reminder to run it again?

The download needs no address. If you'd like one email on the day it's due again, leave it here; that's the only email unless you tick the box.

When not to use it

  • — Pool water chemistry and code compliance — the certified operator and the health department.
  • — The whole common-area walk — use the HOA common-areas template; this one goes deeper on amenities.

What goes wrong

  • — Rating the pool gate Good without letting go of it.
  • — Photographing the playground and not the surfacing depth.

What this is not

A manager's visual walk. It is not a pool, playground, fitness-equipment or fire inspection by a certified party and does not replace the ones law or the insurer require.

The finished report

Complete the walk and the PDF exists

Every item with its rating, notes and photos; an action-items table by priority; signatures captured on the phone or through a link. No export step. See a finished one before you sign up.

Questions

Amenity inspection: what people ask

Is this the pool operator's inspection?

No. Pool operation, chemistry and health-department inspection are the certified operator's job and the county's. This walk is the manager's look at the gate, the deck and the signs between them.

Is this the playground safety audit?

No. A certified playground safety inspector audits to the applicable standards. This walk catches the loose bolt and the low mulch between audits.

How does this feed the board packet?

Complete the walk and the report exists; share it by link in the packet. The app's HOA solution page shows the whole loop.
