Residential property inspection checklist

The whole house, in the order you would walk it. A single-family property has more to look at than a unit — the roofline, the grading, the garage, the yard — and the same rooms inside. This checklist is the built-in residential template: exterior first, then every room, then the systems that cost the most when they fail. It is the general-purpose walk for a house you manage or own.

14 items in 4 areas · the built-in “Residential property” template, as it ships

How to run it

Three passes, in walking order

1

Outside first, while there is light

Roof from the ground, gutters, siding, windows, grading and drainage, walkways, the garage door. Photograph the things that will be argued about later.

2

Inside, room by room

Kitchen, bathrooms, living areas, bedrooms, laundry. Rate condition; note what is worn versus what is damaged.

3

Systems and safety last

Water heater, furnace or heat pump, panel, detectors, GFCI outlets. This is the part most walks skip and the part that generates the expensive calls.

In the app an item can also answer as pass/fail, done/not done or a number, and any Fair or Poor item becomes a work order in one tap. The PDF prints the checklist as shown, with a notes line per item and a signature block.

When not to use it

  • — A pre-purchase inspection — hire a licensed home inspector.
  • — A move-in or move-out for a tenant — use those templates so the deposit record lines up.

What goes wrong

  • — Skipping the exterior because it is raining.
  • — Rating a fifteen-year-old roof Good because there is no visible leak.

What this is not

A visual walk by whoever manages the property. It is not a licensed, certified, engineering, fire-code or regulatory inspection and does not replace one where the law, the lender, the insurer or the authority having jurisdiction requires it.

The finished report

Complete the walk and the PDF exists

Every item with its rating, notes and photos; an action-items table by priority; signatures captured on the phone or through a link. No export step. See a finished one before you sign up.

Questions

Residential walkthrough: what people ask

Is this a home inspection?

No. A licensed home inspection for a purchase follows a state standard of practice and a licensed inspector signs it. This is a management walk: the same eyes, a shorter list, no license claimed.

Can I use it for a rental and for my own house?

Yes. Nothing in it assumes a tenant; a homeowner walking their own house once a year finds the same gutters and the same filter.

How long does it take?

It depends on the house and on how much you photograph. The list is fifteen items on purpose; take longer on the ones you rate Poor.
