Roof inspection checklist

Drains, flashing, penetrations. The three places roofs leak. A roof rarely fails in the middle of the field; it fails at the edges, the penetrations and the drains. This is the built-in roof template: a walk of the places that leak, with a photo of each, done on a dry day by someone who is allowed to be up there. If you are not, it becomes the list you give the roofer.

How to run it

Three passes, in walking order

1

Drainage first

Drains and scuppers clear, gutters and downspouts flowing, no ponding marks or standing water.

2

The edges and holes

Flashing at walls, curbs and the parapet; every penetration — vents, pipes, HVAC curbs — sealed and intact.

3

The field and the equipment

Surface condition, seams, blisters or bare spots; rooftop units, walk pads, debris, anything a tenant left up there.

In the app an item can also answer as pass/fail, done/not done or a number, and any Fair or Poor item becomes a work order in one tap. The PDF prints the checklist as shown, with a notes line per item and a signature block.

The download needs no address. If you'd like one email on the day it's due again, leave it here; that's the only email unless you tick the box.

When not to use it

  • — A pre-purchase or insurance roof condition report — a roofing professional signs that.
  • — Steep roofs without fall protection — do it from the ground with the exterior template, or send a roofer.

What goes wrong

  • — Walking in the rain to find the leak and slipping.
  • — Photographing the field and not the drains.

What this is not

A visual walk by someone trained and equipped to be on the roof. It is not a roofing professional's condition report and does not replace one a warranty, an insurer or a lender requires.

The finished report

Complete the walk and the PDF exists

Every item with its rating, notes and photos; an action-items table by priority; signatures captured on the phone or through a link. No export step. See a finished one before you sign up.

Built for facilities teams

Facilities / commercial

Monthly life-safety, PM rounds, HVAC and roof — with a paper trail that survives an audit.

Pick “Facilities / commercial” at signup — or start from this page and it's already picked — and the app leads with this template and speaks the trade's words.

Questions

Roof inspection: what people ask

Should I walk the roof myself?

Only if you are trained, equipped and allowed to. Fall protection rules apply to a roof walk. Otherwise use the list to brief a roofer and record what they report.

How often?

Twice a year and after severe weather is a common rhythm for low-slope roofs; your warranty may specify more. The cadence in the app keeps it on the calendar.

Does this keep a roof warranty valid?

Some warranties require documented periodic inspections and maintenance; this walk can be that documentation only if it meets the warranty's terms. Read the warranty.
