Make-ready checklist for unit turnover

Every turn, the same list, nothing forgotten on day one. A turnover is a sequence, and the cost of the vacancy is the days it takes. This checklist walks the unit in the order the work happens — what the move-out found, what the cleaners and painters must do, what gets tested before keys are cut — so the make-ready is a list a vendor can work from, not a memory.

11 items in 7 areas · the built-in “Turnover / make-ready” template, as it ships

How to run it

Three passes, in walking order

1

Start from the move-out

Open the move-out report first: every Poor item there is the first line of the make-ready. In Sitesui the work orders already exist.

2

Walk it as the trades will

Cleaning, paint and patch, flooring, appliances, plumbing and electrical, locks and keys, smoke and CO detectors, the exterior door. Rate each as Done or Not done.

3

The last walk is a move-in

When the list is clean, run the move-in template on the empty unit: that report is the baseline for the next resident, and the make-ready is proven done.

In the app an item can also answer as pass/fail, done/not done or a number, and any Fair or Poor item becomes a work order in one tap. The PDF prints the checklist as shown, with a notes line per item and a signature block.

The download needs no address. If you'd like one email on the day it's due again, leave it here; that's the only email unless you tick the box.

When not to use it

  • — Recording damage for a deposit — that is the move-out template.
  • — A short-term rental between guests — use the turnover-check template built for that pace.

What goes wrong

  • — Cutting keys before the locks are done.
  • — Testing nothing: a made-ready unit with a dead water heater on move-in day.
  • — No final walk, so the next move-in inherits the last tenant's marks.

What this is not

A visual walk by whoever manages the property. It is not a licensed, certified, engineering, fire-code or regulatory inspection and does not replace one where the law, the lender, the insurer or the authority having jurisdiction requires it.

The finished report

Complete the walk and the PDF exists

Every item with its rating, notes and photos; an action-items table by priority; signatures captured on the phone or through a link. No export step. See a finished one before you sign up.

Questions

Turnover make-ready: what people ask

Can vendors work from this list?

Yes. In the app each Not-done item becomes a work order the vendor opens from a link, with the photo attached; on paper, hand them the printed page.

How is this different from the move-out checklist?

The move-out records condition against the resident's deposit. The make-ready records the work done to the unit before the next one. Same rooms, different question.

What about rekeying?

It is on the list under keys and locks. Whether it is required between tenants depends on your state and your lease; many managers rekey every turn regardless.
