11-month warranty walkthrough checklist
The one visit that closes the builder warranty, on the record. Most new-home warranties run one year on workmanship; the eleven-month walk is the visit that catches what a year of seasons did — nail pops, trim gaps, a door that sticks in August — while it is still the builder's to fix. This is the built-in warranty template, walked with the homeowner's own list beside it.
14 items in 4 areas · the built-in “11-month warranty walkthrough” template, as it ships
How to run it
Three passes, in walking order
Start with the homeowner's list
They have been keeping one. Walk those items first and rate each; that is most of the meeting.
Then the seasonal suspects
Drywall cracks and nail pops, trim and caulk gaps, doors and windows, grout and caulk in wet areas, plumbing drips, HVAC balance, exterior settling and grading.
Agree on the work and the date
Each accepted item becomes a work order to the trade; the report lists what was declined and why. Both sign.

In the app an item can also answer as pass/fail, done/not done or a number, and any Fair or Poor item becomes a work order in one tap. The PDF prints the checklist as shown, with a notes line per item and a signature block.
When not to use it
- — A structural or systems warranty claim — those usually have their own process and inspector.
- — The final walkthrough at closing — separate template.
What goes wrong
- — Arguing coverage during the walk instead of recording the item.
- — No photo of the crack with something for scale.
What this is not
The builder's record. Coverage is decided by the warranty and the law, not by this checklist.

Questions
Warranty walk: what people ask
What is covered?
That is the warranty's question, not the checklist's. The walk records condition; the contract and your state's new-home warranty rules decide what the builder repairs.
Why eleven months and not twelve?
So the work is scheduled inside the term. A walk at twelve months finds the same items after the clock has run.
Can the homeowner fill this in themselves?
They can send items by link ahead of the visit; the walk is still done together so the record is shared.
