Mold and moisture inspection checklist

Find the water first. The mold is where it has been. A resident says the unit smells musty, or a ceiling stain appears below a bathroom. What happens next — who pays, who fixes, whether anyone argues — depends on the record made that day. This is the built-in moisture and mold template: every place water collects in a unit and around the building, a photo and a note at each, the extent measured, and the next step written down before anyone leaves.

How to run it

Three passes, in walking order

1

Start with the report

Write down what was reported, by whom and when, and whether the unit is occupied. Then follow the water: kitchen, bathrooms, windows, utility closet.

2

Photograph where it is worst

Staining, swelling, condensation, visible growth, the corner where the smell is strongest. If you carry a moisture meter, record the reading at the worst spot and measure how far the damage runs.

3

Outside, then the next step

Gutters, grading and the roof above the area are where a lot of indoor water starts. Close the walk with whether the source is stopped, whether a licensed remediator is needed, and who was told.

Want a reminder to run it again?

The download needs no address. If you'd like one email on the day it's due again, leave it here; that's the only email unless you tick the box.

When not to use it

  • — Clearance after remediation — the remediator or an independent assessor signs that, often with lab results.
  • — Health complaints — record the walk, then follow your lease, your state's rules and the resident's doctor, not a checklist.

What goes wrong

  • — Painting over a stain before the source is found.
  • — Photographing the stain and not the leak above it.
  • — No date on the first report, so nobody can show how fast the response was.

What this is not

A visual moisture walk by whoever manages the property. It is not a mold assessment, a lab sample or a remediation clearance, and it does not replace a licensed assessor or remediator where your state, your lease or your insurer requires one.

Questions

Moisture & mold: what people ask

Is this a mold inspection?

It is a visual moisture walk — the record of what can be seen and measured with a moisture meter. It does not sample the air or surfaces, identify the type of mold, or clear a remediation. Some states license mold assessors and remediators; where they do, the licensed professional does those parts.

When is it a job for a professional?

The EPA's mold guidance treats about ten square feet as the line: smaller areas can usually be cleaned by maintenance staff; larger ones, anything in the HVAC system, or water from sewage, call for a professional. Your state, lease and insurer may set a stricter line.

How fast does water damage turn into mold?

The EPA advises drying water-damaged materials within 24 to 48 hours to prevent growth. Walk it the day it is reported; the dated photos are what show how fast you acted.

Can the findings go straight to a vendor?

Yes. Any item can become a work order for a plumber, roofer or remediation company with the photos attached, and a verification walk closes it when the work is done.
